- The rental is an ordinary lawful home in Wilton, Franklin County, rented at will (without a fixed end date). No lease term requires extra notice, more time or another delivery step.
- This is a new notice for undisputed rent only, all at least seven days late. No fees, credits, payments, earlier notices, payment plans, repair disputes, court orders or special protections need review.
- I am the landlord. I will print and personally give every page to each named adult tenant on the notice date. If delivery is later, I will prepare a new notice and deadline. Signing, Download and Share do not deliver it.
If any condition does not fit, use “Different situation / not sure” to review it before printing.
Print every page before personal delivery. Choose electronic signing above only when both parties agreed; otherwise sign the printed copy.

Maine seven-day rent notice: Wilton landlord guide
There are two different seven-day periods to check: how long the rent has been overdue, and how much time the tenant receives after delivery. Maine also requires a particular cure statement and a court information sheet. This guide explains those requirements for the limited Wilton form.
1. Confirm a tenancy at will and the Wilton location
This form is for an ordinary, lawful residential tenancy at will in the Town of Wilton, Franklin County. A tenancy at will has no fixed end date. Verify the actual town boundary rather than relying only on the ZIP code or mailing address. A fixed-term lease, additional contractual notice requirements, assisted housing, covered or uncertain mortgage coverage, earlier notices or an existing case needs separate review.
14 M.R.S. §6002 governs termination of tenancies at will, including the specific seven-day nonpayment ground. Do not use this notice as a substitute for a no-cause termination, a nuisance notice or an expiration-of-lease notice. Although §6001(1-B) addresses certain written leases without termination or notice language, that separate lease analysis is outside this form's scope.
2. Identify the rent that is at least seven days overdue
Under §6002(1)(C), the nonpayment ground requires rent arrears of seven days or more. Section 6002(2)(A)(1) requires the notice to state the amount that is at least seven days in arrears on the notice date. Check each due date against the lease and payment records. The date rent became due is not the date you discovered the missed payment.
This form accepts only undisputed rent that meets the age requirement; it excludes recent rent, fees, utilities, deposits, credits and accepted partial payments. For example, do not combine an older unpaid installment with a newly due installment in the seven-day-arrears figure. If a payment or credit exists, reconcile the account and obtain review rather than omitting it to make the form accept the case. The statutory rule concerning unintentional, immaterial clerical errors in §6002(2)(B) does not justify using an estimate or an unverified ledger.
3. Give a full notice period and an accurate expiry date
The tenant receives at least seven days of written notice after the qualifying arrears exist. These seven days are additional to the rent's overdue period. This form assumes personal delivery on the notice date and prints an expiry date through the end of which the tenant may pay. If delivery occurs later, prepare a new notice with the appropriate date and expiry; signing or downloading does not start the period.
Maine Rule of Civil Procedure 6(a) excludes the triggering day, includes intermediate weekends for a seven-day period, and extends an ending Saturday, Sunday or legal holiday to the next qualifying day. Its exclusion of intermediate weekends applies to periods shorter than seven days. The rule also addresses specified clerk-office closure orders. This form conservatively extends the end date using its reviewed calendar; it does not determine the earliest filing date.
Check the court holiday schedule and current court alerts before relying on a deadline. A morning administrative closure is not automatically a full-day holiday. Do not reuse the same expiry date after changing the delivery method, and do not interpret a displayed date as a court's approval of service.
4. Preserve cure, reinstatement and general-assistance rights
The full statutory paragraph required by §6002(2)(A)(2) remains in the notice. It describes two stages: payment before expiry voids the notice as to rent arrears; qualifying payment afterward can reinstate the tenancy before the writ of possession issues. The later amount includes all arrears, rent due on the payment date, and filing and process-service fees actually paid by the landlord. It is not limited to the old notice total, and it does not authorize adding arbitrary charges.
Section 6002(1) gives payment or written assurance of payment through the authorized state or municipal general-assistance program the same effect as cash. Do not insist on a payment method that defeats that protection. Preserve proof of a payment, assurance or tender and review its effect before proceeding. A partial payment, new agreement or disputed credit takes the case outside the simplified form; it cannot be handled safely by continuing to use the unchanged total.
5. Deliver the notice with both pages of CV-256
Section 6001(7) requires the judicial branch's information form with a termination notice. The current CV-256 information sheet and mediation request has two pages. Leave its request fields blank when delivering it with the notice. The landlord's signature on the notice must not be placed on the tenant's mediation request. The court's contact details, legal-help information and website addresses remain intact.
For this form, personally give the signed notice, rent statement and complete CV-256 to each named adult tenant. Record who actually received them, when, where and which pages were delivered. Under §6002, an alternative involving first-class mail and leaving a copy at the last and usual abode requires at least three good-faith attempts at personal service. Neither mailing alone nor leaving a copy alone satisfies that alternative. This form supports direct personal delivery only; a different method needs its own review and timing analysis.
6. Choose signing separately from delivery
Paper signing is available by default. Optional electronic execution requires the landlord and every named tenant to have agreed to electronic signatures for this transaction. 10 M.R.S. §9405 makes agreement transaction-specific; agreeing to one electronic transaction does not compel another. Section 9407 recognizes electronic records and signatures within the statute's scope, while other applicable substantive requirements remain relevant.
Section 9408 preserves prescribed delivery methods and formatting requirements and addresses the recipient's ability to retain a record. An agreement to electronic signing does not mean that email or text completes service. Print and personally deliver the complete packet under this form's supported method. The confirmation records the asserted agreement and intent to sign; it does not waive tenant protections or establish legal service.
7. Review housing conditions and Wilton requirements
Section 6002(3) permits a habitability defense where the landlord had actual or constructive notice, unreasonably failed to remedy the condition, and the tenant or someone under the tenant's control did not cause it. A finding can lead to termination without prejudice or a reduced fair rental value if the tenant reaffirms the agreement. An unresolved repair or rent-offset dispute therefore needs review before a rent-only demand.
Wilton's Building and Property Maintenance Ordinance, section V requires safe, sanitary premises and yard areas and addresses hazards and refuse. Its casualty and vacant-building provisions have separate purposes; they do not create a different nonpayment-notice period or authorize a landlord to remove a tenant. Check the town's ordinances and Code Enforcement office for applicable property conditions and lawful occupancy.
Section 6001 separately addresses retaliation, tenant-organization activity, reasonable accommodation and protection for victims of domestic violence, sexual assault or stalking. The six-month retaliation presumption has exceptions, including a qualification for grounds in §6002(1), so it is not an automatic defense in every rent case. Nor does that exception erase the other protections. A dispute involving these issues, bankruptcy, military rights or federal coverage is outside this simplified form.
8. Review the packet and use the court process when required
The blank download contains the notice, a rent statement, the two-page CV-256 and a separate delivery record. Fill in the notice and ledger, verify the expiry and payment instructions, then sign. Leave CV-256 blank and complete delivery facts only after delivery. When preparing online, inspect every page before printing; corrections require a newly prepared notice.
The Maine Judicial Branch eviction guide distinguishes this notice from the later complaint, summons and other court papers. Notice delivery does not file a case. Later court papers have different service requirements; obtain current forms and follow Rule 80D. A landlord needs lawful court process to obtain possession, and qualifying payment may still reinstate the tenancy before a writ issues. A claim to collect back rent is distinct from the possession proceeding.
The Franklin district-court division is held at Farmington under 4 M.R.S. §153(10). Check the Farmington District Court for current scheduling and filing information. Keep the lease or tenancy records, rent ledger, signed notice, attachments and proof of delivery. A completed form is not a determination that the landlord is entitled to judgment.
Reviewed October 27, 2026. Statutory text, Rules 6 and 80D, and the court's CV-256 revision 01/26 were checked; Wilton sources were reviewed for the stated existing residential tenancy scope. This is a custom notice, not a court-issued notice template.
