Check required details
- The rental is an ordinary residential home in Sedgwick County outside all cities. Rent is overdue after any grace period. The lease requires no extra notice steps or longer period.
- This is a new notice for undisputed rent only. No other charges are owed. There are no accepted payments, credits, earlier notices, payment plans, repair disputes, court orders or special protections.
- I am the landlord. I will print, sign and personally give each named tenant every page. I will record actual delivery afterward. Download or Share does not deliver the notice.
If any condition does not fit, use “Different situation / not sure” to review it before printing.
Print and sign by hand before delivery. This PDF is not electronically signed.
Prepare the PDF, then download and print it. Share does not legally deliver this notice.
Check that your PDF was saved or shared successfully before clearing this draft.
The PDF contains the notice and rent statement. Sign the notice, give every page and record the actual delivery separately.
Kansas notice guide
This branch combines the rent-payment notice and notice to leave under K.S.A. 58-2564(b) and 61-3803. It prepares a document, not a court case.
When this form fits
An ordinary residential house, townhouse, apartment or condo in unincorporated Sedgwick County, outside Wichita and every other city. The rent is overdue after any grace period. No extra lease steps or longer notice period apply. This is a new, undisputed rent-only default with no other charges owed.
Three days after actual delivery
The payment period is three consecutive 24-hour periods, starting at actual personal delivery. Weekends and holidays within that period count. No planned delivery time, exact deadline or earliest court-filing date is calculated here. Record the real date and time after giving the notice. Court filing rules and later events need a separate review. Full payment within the notice period prevents termination for that nonpayment. Accepting late rent or other payments can affect termination rights; do not reuse this notice without review after a payment.
Print, sign and give every page
Sign the printed notice and personally hand the notice and rent statement to each named tenant. Keep a copy and a record of who received it, when and how. This first branch does not cover mailing, posting, email, an absent tenant or agent signing. Share only handles the PDF. Paper signing is the supported mode; this is not a claim that Kansas prohibits every electronic signature.
Different situation?
Get a separate review for extra lease notice steps or time; any fees, deposits or other charges owed; payments, credits, plans, earlier notices or an existing case; disputed rent, repairs, code complaints, retaliation, discrimination or accommodation issues; covered or uncertain housing assistance or loans; military, bankruptcy, foreclosure, domestic violence or other special protections; mobile-home lots, transient, owner-shared, accessory or unlawful units; tribal or unclear boundaries. Do not change locks, shut off services or remove someone without the required court process.

Questions about your notice and saved draft
Will corrections erase my work?
Your draft details stay when you make corrections. Review again before downloading. Print and sign the corrected notice by hand; an older printed or downloaded copy is not updated automatically.
Can I return to the form without internet?
First open the form online and wait for the message that it is ready to reopen offline. Check that your draft says it was saved. You can then keep working or reopen the same address without internet while the browser retains its saved data. Private browsing or clearing browser storage can remove it.
Phone and saved-draft help
Fill the form on your device and download the PDF. Print and sign it by hand before giving it to each tenant today. Saving stays in this browser; keep the page open if saving is unavailable. Download or Share does not establish legal delivery. Physical iPhone/Android and real device sharing have not been verified.
Something did not save? Keep the page open if it still shows your work. Report a form problem with your phone model, iOS or Android version, browser, the step that failed and the exact save message. Use fictional examples; do not send tenant information or a real signature.
