Idaho notice guide
Prepare a new three-day rent demand for the supported Bannock County branch. This is document preparation, not court filing.
When this form fits
A lawful ordinary whole-home residential rental in unincorporated Bannock County, outside every city, city impact area and Fort Hall Reservation. Not a farm, mobile-home lot, transient stay, shared home, accessory unit or master-planned-community case. Rent is overdue after any grace period, undisputed and less than one year old. No other charges, payments or credits are owed or involved. Extra lease notice steps or longer periods need a separate review.
Three days after actual service
The notice gives three days after service to pay the full rent or vacate. It does not set an exact deadline or filing date. Idaho Code 73-109 excludes the first day and extends a statutory period ending on a legal holiday; 73-108 lists those holidays. Court deadlines have their own rules. Record actual service and review the deadline before taking the next step. Do not treat the notice date as proof of service or assume every period is exactly 72 hours. Prepare a new notice after a payment or change in the amount.
Print, sign and give every page
The landlord signs the printed notice and personally gives every page to each named tenant and each known subtenant actually occupying the home. Keep copies and a separate record of who received it and when. This branch does not handle absent or unknown occupants, posting, mail, email or signing through an agent. Share only handles the PDF. Paper signing is the supported mode, not a statement that every electronic signature is prohibited.
Different situation?
Use a separate review for covered or uncertain housing assistance or loans; payments, credits, fees, utility charges, earlier notices, repayment plans, disputed rent, repairs, code complaints, retaliation, discrimination, accommodations, military service, bankruptcy, foreclosure, court orders or other special protections. Local land-use and occupancy rules still apply. Do not change locks, shut off services or remove belongings without the required legal process. The belongings warnings describe rights after a court judgment, not permission to remove property when this notice expires.
