Ive been living at River Terrace for around four years Generally its an average experience The pros are that the apartment is quite large the rent is lower than most in the area and there are plenty of nearby amenities like downtown Discovery Park and shopping centers Management does their best to accommodate tenants with fair and knowledgeable staff like Andrella manager and Mercedes leasing agent Maintenance deals with emergencies quickly and you can move in with a low deposit even if you don't have great credit as long as your rental history is good Every so often they host community events to bring everyone together plus the poolhot tub are clean and theres lots of trees onsite Appliances get replaced when needed too The cons Parking is terrible people park anywhere they want Ive had to tow a few others before Plumbing isn't great either you can hear your neighbours using their bathroom all the time Water bills are expensive despite being metered plus if appliances fail in the laundry room you need to call another company for repairs this happened to me once after I was away for a month but I still had to pay full price on my water bill Plus theres only one entranceexit which sometimes leads to traffic jams coming inout of complex My advice watch out when moving out as I ended up being charged an outrageous amount almost 3K for broken appliances carpets until I showed them my video more ... hide ...

Since September 2018 my family and I have been living here and during the transition from old to new management longterm concerns came up which staff and property managers AMC have failed to resolve The gates stay open all year round leading to trespassing issues laundry rooms are unreliable and not an amenity they advertise to residents the money loading system is always malfunctioning while washers and dryers require maintenance for months before breaking down again shortly after Maintenance can take weeks or longer until repairs are made in units Unprofessionally hired contractors left the complex in a mess with two blown tires from scattered nails however management refuses to take accountability My husband has been in contact with AMC since I wrote my initial review trying to address these issues they were receptive and did their best to meet our expectations regarding safety and security Although I initially recommended Rosemont Park under old management before changing my rating due to new management AMC being seen as a slumlord there are some amenities such as contests a community garden landscaping maintenance along with neighbor threats of violence as well as tenants having guns without permits AMCs response was just I don't know move out when asked for help this isn't meant snarkily but it does show how little assistance they provide in this regard more ... hide ...

Greetings everyone I want to inform you about my experience living at the Riverstone Apts My girlfriend and I were there for one year between mid 2016 and mid 2017 Initially we were happy with the home although it wasnt updated we felt that the privacy and comfort of the area made up for any shortcomings When asked by Deanna the apartment Manager to write a positive review I did so without hesitation However our opinion changed drastically in early January when my girlfriend called me saying that there was a wet floor in master bedroom closet with black mold see attached photo Mushrooms had even grown from under the carpet We reported this to Deanna who sent her maintenance guy over to inspect it After speaking with my father about his industry experience I told him no and asked for a third party remediation team since what he described as necessary wouldnt solve anything After some arguing Deanna agreed to bring in a third party but said we could stay while they got approval from FPI owners The next day my father brought in an expert who tested our air quality and found Stachybotrys chartarum and Aspergillus spores present hence why we refused their offer of staying put We ended up going back to Deanna who still couldnt provide us with an answer on living arrangements she promised she would get back once FPI approved something Almost two weeks later they offered us an extended stay in West Sac which more ... hide ...
