I've been living at River Terrace for around four years. Generally, it's an average experience. The pros are that the apartment is quite large, the rent is lower than most in the area and there are plenty of nearby amenities like downtown, Discovery Park and shopping centers. Management does their best to accommodate tenants, with fair and knowledgeable staff like Andrella (manager) and Mercedes (leasing agent). Maintenance deals with emergencies quickly and you can move in with a low deposit even if you don't have great credit as long as your rental history is good. Every so often they host community events to bring everyone together, plus the pool/hot tub are clean and there's lots of trees onsite. Appliances get replaced when needed too. The cons? Parking is terrible - people park anywhere they want - I've had to tow a few others before! Plumbing isn't great either - you can hear your neighbours using their bathroom all the time! Water bills are expensive despite being metered, plus if appliances fail in the laundry room you need to call another company for repairs; this happened to me once after I was away for a month but I still had to pay full price on my water bill!
