Assigned covered parking, a swimming pool, a courtyard and community grills make up the shared outdoor spaces. Lease arrangements: Standard leases run 12 months. Shorter terms require management approval and may forfeit concessions or change the rental rate.

Adult applications: Each applicant age 18 or older provides a separate application, government-issued photo ID and a Social Security Number or ITIN for verification.
Income requirement: Venture’s published requirement is verifiable gross household income of two to two and a half times monthly rent.
Income documentation: Accepted documentation includes four recent pay stubs, employer verification or an offer letter, six months of bank statements, self-employment tax returns, benefit award letters and retirement income statements.
Housing vouchers: Venture accepts Section 8 housing vouchers at its Phoenix communities.
Credit and rental history: Screening considers credit, debts, income and rental history together. Scores below 500 may be denied. Open or pending bankruptcy is excluded; discharged bankruptcy may require additional conditions. Landlord references and unpaid rental balances are reviewed.
Screening conditions: Conditional approval may require a security deposit equal to one and a half months of rent and additional documentation.
Occupancy limits: Venture’s standard maximum is three occupants in a one-bedroom and five in a two-bedroom apartment.
Liability coverage: Renters insurance with at least $100,000 in personal liability coverage is required throughout the lease.
