Deposit options

Deposit requirements depend on credit. The FAQ describes a lease-fulfillment option starting at $9.85 monthly for qualifying credit, or a security deposit up to two months’ rent.

Pets.

Pet household

Cats and dogs only, up to two per home. The pet policy requires each pet to weigh under 50 pounds.

Restricted dog breeds

The list includes Akita, Presa Canario, Chow Chow, Doberman Pinscher, German Shepherd, Great Dane, Rottweiler, Husky, Malamute, Mastiff/Cane Corso/Bull Mastiff, Bernese Mountain Dog, Pit Bull/Staffordshire Terrier/American Bulldog, Saint Bernard, wolf hybrids, Rhodesian Ridgeback and Karelian Bear Dog/Laika breeds.

Animal screening

Complete a screening profile before approval. Management may request breed, vaccination and interaction-history records. Approved service/support animals are exempt from pet rent, deposits, breed and weight restrictions.

Pet profile costs

A household-pet profile costs $25 by credit card or $20 by ACH. Assistance-animal accommodation requests and no-pet profiles are free.

Parking

Carport parking is included in rent; covered and uncovered on-site parking are available.

Utilities & internet.

Utilities and internet

Electricity, water, sewer and trash are set up and billed with rent. Residents arrange Cox internet separately.

Lease terms.

Lease lengths

Minimum lease term is six months. Specials require a lease of at least twelve months.

Lease arrangements

Corporate leases and subletting are not offered. Early termination follows the lease’s termination clause and applicable charges.

Community rules

Quiet hours are 10pm–6am. Smoking is not allowed within the community.

Application & insurance.

Required insurance

Renters insurance is required. Residents can provide a policy meeting the lease requirements or use the property’s liability-only option through LeaseTrack.

Application documents

Legal name, proof of income and government-issued identification are required; screening may request additional information.

Processing time

Typical application processing takes 24–48 hours.

Income requirement

Household income must reach 2.5 times monthly rent.

Co-signers and guarantors

Co-signers and guarantors are accepted.

First-time renters

First-time renters are accepted.

Credit and background screening

Credit and background checks are required. Applicants with limited or poor credit are considered; no credit may require an additional deposit. A bankruptcy must be discharged.

Previous eviction

Applicants with a previous eviction are considered when its outstanding balance has been paid in full.

Voucher policy

Housing vouchers are accepted; applicants must still meet the rental criteria.

Laundry by layout

Washers and dryers are included in every one- and two-bedroom apartment. Studios have no in-home washer/dryer; shared laundry facilities are available.

Homes are unfurnished. The community does not rent extra storage units or garages.

Fitness equipment

Rowing machine, treadmills, ellipticals, stationary bike, resistance machines, medicine balls and free weights.

The clubhouse can be rented for special events.

Deliveries

Packages are delivered directly to apartments; the office does not provide package receiving.

Maintenance access

On-site maintenance handles routine requests during business hours through the resident portal. Residents may arrange an appointment or grant permission for entry while away; emergency maintenance is available 24 hours.

Rent payments

Pay online or at the office using ACH, credit cards, money orders or cashier’s checks.

Lockout service

Emergency maintenance handles lockouts; a lockout fee applies.

Monday–Friday 9am–6pm; Saturday 10am–5pm; Sunday closed.
