Modena combines one-, two- and three-bedroom apartments and townhomes with several renovation packages. Most homes include a washer and dryer. The grounds contain six swimming pools, four spas, two fitness centers open around the clock and a sand volleyball court.

One reserved covered parking space comes with each home, with open spaces available on a first-come basis and separately leased garages. Lease terms run from three to 15 months, and corporate leases are offered. Cats and dogs are welcome with a two-pet limit and breed restrictions.

Pets.

Cats and dogs: Up to two cats or dogs per home; no weight restriction.
Restricted breeds: Pit Bull and Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chow Chows, Dobermans, Akitas, wolf hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies and mixes of these breeds are not approved.

Parking.

Resident parking: One reserved covered space per home. Additional open parking is first come, first served; garages can be rented separately when available.
Guest parking: Visitors may use any open space; there are no designated visitor spaces.

Utilities & internet.

Electricity: Residents establish electricity in the leaseholder’s name.
Internet: Cox high-speed internet service is offered.

Lease terms.

Lease lengths: Three- to 15-month leases; corporate leases are also offered.
Payment schedule: Rent is due on the first, including holidays and weekends. Late fees begin on the fourth.

Application & insurance.

Income requirement: Applicants age 18 and older must have gross income of at least three times monthly rent and pass credit, criminal and rental-history screening.
Guarantors: Guarantors are considered case by case and must complete an application, screening and income qualification.
Renters insurance: Renters insurance is required.

Inside the home.

In-home laundry: Most homes include a washer and dryer.
Renovation choices: Different renovation packages are offered across apartment and townhome layouts.
Furnishing: The community does not offer furnished apartments.

Rent payment options: Resident-portal ACH payments have no fee; debit and credit card payments carry a convenience fee.
