Lease terms.

Lease arrangements: Acora generally offers 12-, 13- and 18-month leases, depending on the property. Corporate leasing and subleasing are not allowed.

Application & insurance.

Income requirement: Household income must be at least three times the monthly rent, with supporting documentation.
Application screening: Acora reviews credit and criminal background. The property’s published criteria exclude smoking and evictions or bankruptcies within the preceding 60 months.
Application documents: Three recent pay stubs with corresponding bank statements, photo identification and three years of rental-history verification. Self-employed applicants use a tax return; bank statements alone do not establish income.
Combined applications: Co-applicant income is combined before tax, and credit eligibility uses the applicants’ average scores. Each co-applicant applies and pays an application fee.
Application timing: Complete applications typically take two to three business days to process.
Before move-in: Proof of renters insurance and required utility account information must be provided before move-in.
