Pros: 1. Neat apartments 2. Good water pressure and hot water 3. Maintenance is usually efficient, quick, and friendly 4. There are plenty of wall outlets in each room 5. Ample closet space 6. Some units have large laundry rooms for extra storage 7. Heating works well during wintertime 8. Dog park/enclosed area nearby 9. Walking/jogging paths in the vicinity 10. Various shops and grocery stores nearby 11. Parking lots and shared spaces are kept clean Cons: 1. Poor customer service - Local office is hard to get a hold of and their 24/7 support often routes you to the BC call centre but they can't resolve issues so local staff must be contacted, even for time-sensitive matters, yet they are slow to respond (room for process improvements or more employees) 2 . Wall-mounted AC unit cools only the room it's in - other areas may not get adequate cooling 3 . No soundproofing - walking from those above or neighbors sounds can be heard through walls (including dogs barking late at night if owners leave their home unattended) 4 . The management and maintenance were generally friendly, but our overall experience was not great. We only stayed for a month and it wasn't the best time; perhaps due to the frequent changes in tenants. When we moved in, the fridge had broken down, so maintenance had to find us a new one quickly before our food went bad. The carpets were stained from the previous tenant; luckily we weren't obligated to professionally clean them when leaving since they would be replaced. However, everything felt unclean as if it hadn't been throughly cleaned prior to our arrival; even with young kids that made it difficult to adjust. Furthermore, there was no central air conditioning which seemed odd for such a new building - only the living room and kitchen had cool air while bedrooms were always hot regardless of open doors. In addition, we left behind a minor blemish on one of the laundry room walls which caused us $150 from our deposit for repair costs even though other walls were in similar condition - this seemed exaggerated but ultimately not worth disputing since we had already moved out at that point.
