Living at this property has been a great experience for my roommate and I, and I would definitely recommend it to anyone looking for a place in Whyte. Pros include the high quality units, triple layer security keeping out "sketchy people," soundproofing between units, as well as retail amenities like Remedy Cafe and Five Guys. Plus, the Peloton bikes have been useful for quick workouts. The ownership group seems to care about the building's maintenance and issues.Cons include vehicle break-ins at street level, some noise coming off Whyte on busy weekends, the break-in period of 12-18 months before things run smoothly (though they are doing their best to address any issues quickly), and initially having difficulty communicating with property managers (which has since been addressed).This is an outstanding building that offers an amazing opportunity to be in the heart of Edmonton.

Having resided in Raymond Block for almost a year, there have been some minor issues yet my overall experience has been positive. Pros and cons are listed below: CONS: - Vehicles parked at street level often get broken into. One incident included someone entering the basement retail/residential parkade and smashing a few windows. - Garbage/recycling area outside is usually cluttered, probably from tenants not being careful as well as dumpster divers making a mess. - North/west facing units can be quite noisy during summer due to vehicle traffic (especially motorcycles). - Fire alarm system tends to go off every once in a while, which is very annoying. PROS: - Central location with an excellent walk score; I usually don't need to drive from Friday till Monday. - Great soundproofing between units. - During summertime, there is plenty of natural light coming through the windows. - Current manager (Racquel) does an incredible job taking care of tenants' needs and concerns. - Taxis/Ubers to downtown are always available (costs around $12). - Stylish design throughout the building - from lobby to bedroom!

After living in this apartment for two years, I have had to deal with five different managers. Cleaning is subpar, as they use only one Roomba to service all four floors of the building. There's constant noise from the street that keeps me up at night and homeless people doing drugs around the back door and in the garbage area. The rooms are tiny and they count a balcony towards square footage of your apartment. Bills are provided by a third-party company, which means we have no control over them – often more than what you'd pay for a regular house bill! Parking is limited and expensive - $200-250 for one spot! They offer little incentive when signing second/third leases; half off rent on third year but it's too little too late. My calls to Wexford (the property owners) regarding cleanliness/management have gone unanswered; there are fire alarms nearly every month & drugs being used nightly on balconies but Royal Management Services does nothing about it once you're locked into your lease contract.

Living here for 10 months, I wanted to break my lease after only a couple of them. It is hard to get in touch with the management. I thought that paying $2450 for a two-bed room with an additional monthly fee of $200 for parking would give me a pleasant experience; however, recently three cars had their windows broken into in our supposedly secure underground parking lot which cost over $400 to replace and the management basically said it was our problem. Heating units have been broken at times causing some people to freeze and the buzzer has not worked for multiple days at once. The garbage area is usually terrible too. Although the outside looks nice, I do not recommend anyone live here and am eagerly awaiting my move-out date!

Staying at Gill Estates in Edmonton was a pleasure The units had fullsize appliances lofty ceilings and were a comfortable size I rarely had to contact the building management since I didnt have problems but when I did they responded quickly If youre looking for accommodation in Edmonton this place is great
