Giving a rating below zero would be appropriate for the experience I had at this residence I was prompted to write a review after my dealings with the current property manager Armando Belmarez My five month stay began in June 2020 just before the new management company took over Despite its nice appearance on the outside and possibly inside do not be fooled there are many issues within the units The HVAC system was noisy and not cooling or heating as it should have been so much so that I ran AC 247 luckily I was on their fixed utility plan which meant no extra costs for me Additionally windows wouldnt open ice maker didnt work and dishwasher backed upwouldnt drain while sewage backed up into shower Even worse were the bathroom renovations which included moving toilet right into shower Closets were also very small requiring additional shelves that werent reimbursed upon departure Plus if youre considering first floor units flood insurance may be necessary due to drainage issues during heavy rainfalls As for customer service from current management company terrible Armando Belmarez is rude and has attitude plus agreements set by previous management werent honored ie my concession Fortunately I got out of my lease and found a better place nearby with professional management even better it costs 10 less than what I paid here per month AND offers a gympool Don't settle for this place look around because there are definitely better more ... hide ...

It is highly advised to read reviews before considering this complex as a place to stay I was a travel nurse and stayed here for an extended period of time so I can confidently provide an accurate representation The process of subleasing through Furnished Finders was easy and efficient There are some advantages such as being close to NRG stadium and the medical center with access to grocery stores and Target within two miles However it is not what it is advertised as luxury stainless steel appliances do not equal luxury The area surrounding is considered sketchy there are many homeless people around and the building itself lacks security often one door will be unlocked allowing anyone access Additionally cars on bricks can be seen in the garage due to tires being stolen from them theres only one camera situated near the entrance of the garage so no roving security exists either Packages delivered straight to your door are at risk of getting stolen even large shipments have been ransacked by thieves taking only what they wanted before leaving behind what remained see photos The proximity to NRG stadium makes it perfect for AirBnB but that opens up longterm residents being exposed unsafe situations on weekends with high traffic from unknown people walking in hallways driving recklessly in garage too someone even hit my vehicle causing bumper hanging off see photos During warm months first floor stinks of garbage while hallway often left filthy with New York sized roaches present see photos Parking may be more ... hide ...

The property is just okay Its quite most of the time and neighbors are alright in my building at least There arent any positive features like a balconypatio or poolgym The childrens splash pad is also very minimal and nothing special We were promised that upgrades would be made soon but its been almost a year and a half with no updates to the property Maint 2022-09-16T13:32:17Z
The property is just okay Its quite most of the time and neighbors are alright in my building at least There arent any positive features like a balconypatio or poolgym The childrens splash pad is also very minimal and nothing special We were promised that upgrades would be made soon but its been almost a year and a half with no updates to the property Maintenance takes forever to respond if they even show up at all we lived through winter without a heater when we had a toddler in the house The resident portal and site are both horrible too the gate code hardly ever works so you end up having to attempt several times which causes traffic due to its location on the street After 56pm it gets really difficult to find parking as well Plus there isn't even any pantry space in these apartments theyre not very well thought out overall more ... hide ...

Living here since last year the only thing saving it from receiving fewer stars is the lack of bug issues In my first year I had problems with my car being towed from a reserved parking spot that I paid for When I returned to the apartments in my new car the office was closed so there was no way to register it After explaining this they didnt help leaving me 2022-09-09T01:32:16Z
Living here since last year the only thing saving it from receiving fewer stars is the lack of bug issues In my first year I had problems with my car being towed from a reserved parking spot that I paid for When I returned to the apartments in my new car the office was closed so there was no way to register it After explaining this they didnt help leaving me with a large expense that I couldnt afford It made no sense why they wouldnt contact the tow company and allow them to release my car like they have the authority to do a nasty action on their part Additionally there is rarely any visitor parking due to many spots being turned into reserved parking Every month there are hours where water gets shut off never making good on their promise of working on it seriously Theres also an issue with stray cats hanging around carrying diseases and not taken care of by staff plus dirty laundry facilities and minimum load amounts for cards without much clarity as to what youre paying for each month online unless requested directly from them Lastly large families are permitted in one bedroom apartments which goes against Texas Property Code Section 92010 Occupancy Limits while tenants disturb peace at night playing loud music at the pool without consequence All these inconveniences make living here hard when youre trying sleep after work more ... hide ...
