My daughter and I moved into Fusion Apartments in November 2020, and we are very happy with the living conditions. The complex is pet-friendly and has amenities that would be available if it weren't for the COVID-19 restrictions. Joseph and Michelle, the property managers, have been incredibly professional and helpful when it comes to any issues that arise. They immediately address them and provide thorough services. I'm highly satisfied with their management etiquette and give them five stars for their work - great job Joseph and Michelle!

The staff's lack of organization and poor services, especially concerning move-in and move-out inspections, cost us $250 in extra charges for damages we did not cause. Last summer, when we received our apartment it was dusty, the fridge was dirty, the oven had grass in it and the microwave had stickers on it; there were also scratches and holes on some walls with badly painted bedroom walls. During our move-in inspection we were asked to sign an already filled out document without having done the inspection ourselves - when we expressed discomfort with this he told us that everything had already been inspected before our arrival. We took a video of our unit just in case any false damages were to be charged during final inspection. We dedicated two days to cleaning before both inspections yet still ended up being charged $250 for damages; this included $50 for a dirty oven which had obviously been there for years (we only lived there 7 months) as well as $200 for painting the walls - they said they would have charged us $500 if not a friendly price yet their bill was only $997.50 to repaint the walls entirely. The "Luxury Rental" advertised by the agency is not up to par with the rental fees charged. The walls are thin, so noise from neighbours is heard, particularly in the evening. The elevators frequently have a smell of smoke and weed, and second-hand smoke can be smelled in one's own unit if windows/balcony door are open - this facility is advertised as non-smoking. Mail packages left in mailroom area may get stolen, despite a camera being present; management does nothing to prevent it. Compost bins are filled with flies which swarm out when opened. Office hours posted on lobby often don't match reality as office is closed during those times; maintenance technician requests seem like favours and he tries to downplay issues. There is no ground level parking for vehicles other than underground parking with clearance limit, causing delivery/moving trucks to illegally stop on busy street or parkade ramp. Parking lot and P1/P2 lobby always appear dirty yet this condition seems normalized. On a positive note, dog park and unit layouts receive praise but living quality day-to-day remains low; visitors should inspect garage room/compost bins when viewing property before deciding if it's right for them.
