When I took a 12-month lease here, I had an overall enjoyable experience living in a 2-bedroom suite with roommates. The Good: the view of the valley and the surrounding area were great for running and walking; parking was isolated enough that random people didn't mess around; management were mostly kind and helpful; the lobby was a nice touch; fitness room was suitable; it is situated next to the bus station; soundproof walls ensured noise wasn't an issue. The Not-So-Good: some design flaws in my suite weren't necessarily life changing but still an obstacle; management on one half weren't so efficient and staff changed from season to season; leaks occurred in the main lobby occasionally; smoking was a problem throughout my time here, as many people smoked right at the entrance, though this only started being addressed when I left.

I recently ended my lease, so I will provide an honest review. It took me a while because I wanted to make sure I receive my security deposit back. Since this is anonymous, I must mention that for one year, I stayed in an east-facing unit at the back of the building. Every day there was noise from construction until late evening, garbage trucks and homeless people outside with their carts. The rent here is higher than other places in the same area; you could have gotten a nicer apartment with more space for a similar price elsewhere. Additionally, parking costs are overpriced and not even heated or underground as they should be (check around this area beforehand). The paint job is usually done badly and cupboards are old and low quality. This place gets two stars because their maintenance staff can fix things within days or sometimes a week. However, there have been many different managers/assistants over my tenancy; some of them only worked for weeks without caring much about this place. Lastly - they don't assist when you want to move out despite being good tenants - only when it benefits them! Since October, temperatures have been hovering between 18-21 degrees, despite complaints from many other tenants. Smoke is allowed to enter the hallway and other suites from smokers. We have had several managers and maintenance staff in a single year, making it hard to build trust with them since they tend to leave shortly after arriving. This is concerning because the maintenance man damaged my wall by drilling holes in it and peeling off paint while removing insulating wrap from my window - I'm worried that I'll be charged for the repairs. The staff are friendly so they should not be punished for this issue. I'm paying $1200 per month for a tiny 1 bedroom apartment - which is outrageous considering how cold it is all the time! If only I could get a refund as this isn't acceptable.

Do NOT rent from this building. We have been trying to transfer our lease for almost a month and after a week of dealing with the manager, we decided to cancel because of the lies we were told.1 We were told that we would have to pay a prorated amount, however our current landlord said no, because you can only pay for one apartment at once and so we wouldn't be charged this month for the second apartment.2 They also said that we couldn't get keys for the new apartment until handing in keys of old one; but our current landlord mentioned that it was impossible to move and clean at same time.3 We were informed that due to submitting notice of vacating, we had just 3 days left to transfer; however, our current landlord said no as keys are only needed at end of month.4 Furthermore they stated that security deposit was already in bank which had to be mailed back but when I got angry on non-signing anything yet it being deposited; they found it in desk.6 The head office manager declared it as corporate policy not being negotiable while my current landlord denied any such policies by them ever doing transfers on their own property without any issues like this happening before. In my three years living here, I've noticed a definite decrease in quality. There have been 8 building managers come and go; the residents build connections with them only to watch them leave. The laundry room is one for 12 floors of people - so it's impossible to ever do my laundry. A washer has been broken for two months with no plans to fix it, yet there are only four washers for all 12 floors? It seems rather unwise. And the elevator is broken again (as usual) and will be down for a long time. The rent they charge is far too high; bathrooms are microscopic, one sink in the kitchen, paint peeling from my walls since move-in day...cheap cheap cheap! Furthermore, I have no closet space for shoes and homeless people outside can be very loud so you can't open your windows if you want any sleep at all.
