The building's insulation is practically non-existent during the summer and you can hear the road noise from Brunette if you face it. Management is nice but they often enter the units without permission. The walls are very thin so everything your neighbors do can be heard. It may not be in a great neighborhood but it does have its perks, like a nice park nearby and several places to eat. The advertising for being 25 minutes from downtown is only true if driving at 4am; otherwise, on transit it takes over an hour to get there. You're better off sharing a 1 bedroom downtown if you can find one than living here. What's more, why should you pay for parking when the skytrain is only 15 minutes away? I lived there for 3 years and regret not moving out sooner – management tends to invade your privacy by requiring notifications any time someone parks overnight in your space when guests come over.

I spent three years at Braemar Gardens, and I loved it. Within walking distance were parks, grocery stores and other shops, making amenities easily accessible. The rent included hot water and heat through hot water baseboard radiators which was really nice. The management team was great; they were always available to talk to and quickly responded to issues. Pets are allowed in the building which is a rarity these days, although smoking isn't allowed inside (although some people still do on their balconies). There are occasional maintenance-related water shutoffs but management always informs tenants before it happens; usually the water is turned back on before expected. As for noise from neighbors, I never experienced any problems but traffic noise from the street can be an issue if your unit faces that direction. If I ever have to move back near this area in the future I'd love to return here!

Living at Breamar Gardens is extremely calming for me, especially in this pandemic era. It's conveniently situated with easy access to many amenities, and the apartments are recently upgraded, demonstrating the management's commitment to constant enhancement and evolution of the complex. Predictions can be made that in the future, it will be even more pleasant than it already is. The management is good at relaying information about building changes and issues with enough time for warning.
