This run-down, out of date building has paper thin walls that allow you to hear your neighbors’ every move; there is no extra parking, and the rent keeps increasing even though the building remains filthy. The only thing that attracts tenants here is the in-suite laundry. The neighborhood is great, which seems to be their main selling point for why they want more money.

Avoid renting from Rivard at all costs. Throughout my 15 years of renting in western Canada, I have never encountered such a terrible experience. My home in building 50 was outdated and the appliances weren't functioning properly. The walls were paper thin and the maintenance was awful, not to mention their horrible customer service. A month after moving out, I still haven't received my damage deposit back and subletting was a nightmare since management rejected every applicant I brought over. Because of this mismanagement, I ended up paying four months worth of rent without living there. Although the area is nice, that's really the only redeeming quality here; management will try to get as much money as possible out of you so take pictures upon move-in for proof of any holes or stains in carpets and specify these details on your move-in report! Even with this documentation they argued every point and attempted to alter my walkout report after signing it - thankfully they had to fix the error since I took a photo beforehand! It's clear that Rivard has no morals whatsoever.

Walls and ceilings/floors are extremely thin, causing much noise from the tenants below and above. The appliances are quite outdated and may not function properly- dishwasher, dryer, A/C especially. The breaker trips when doing basic tasks. Windows are two panes with no insulation; landlords don't pay attention to noise complaint due to the structure of the building. Very loud squeaking is heard even if neighbors aren't stomping around. Price and fireplace have kept us staying here despite all these issues, so if those are what you most prioritize this could be a good fit for you!
