I have been living at Morningside Estates for three years and have found the Maintenance and Office Staff to be very amiable. Furthermore, the buildings are kept in good condition, apartments have spacious decks, sidewalks and grounds are in great shape. Any issue our unit had was usually handled quickly. Nevertheless, my rent increased substantially after the first year with no incentives offered. This is not necessarily because of the property's management but more so due to Boardwalk as a whole. The main thing that has soured my experience with these rentals is the neighbors I've had over these years; although some were wonderful, most of them made this building feel unsafe and uncomfortable. My review would be much higher if it wasn't for them; it is hard to feel part of a positive community here. In response to owner's comment: I appreciate your feedback but there was nothing that could be done when my rent raised by roughly 30%. Even though I pay my rent early, I'm still being charged above market value for this square footage compared to other rentals around here which are considerably cheaper than what Boardwalk lists their two bedrooms at in this same complex as starting rate. I moved into Morningside in the winter of 2019 and have been thoroughly impressed by the exceptional staff. Nicole, Rachel, CJ, Dennis and Mark have all been incredibly helpful and personable. Lluvia and Demilade are the newest members of the Boardwalk team who always make sure to provide clarity when needed. The estate has a homey atmosphere that is unmatched anywhere else which is why I would recommend it to families with children as there are multiple schools in close proximity along with two shopping centers, general practices, dental clinics, optometry clinics and bus stops nearby. YMCA is just a stone's throw away for fitness enthusiasts while those looking for nature can take advantage of various hiking trails available. While I am yet to experience any regrets as a resident here yet I would rate it three stars due to several issues including lack of loyalty program or incentives when renewing lease as well as rent increases twice so far since moving in. In addition, minor improvements such as deleting/marking notices on Yuhu platform should be made while incoming tenants should be aware of neighborhood dynamics so they don't file complaints unnecessarily if kids are making noise et cetera.
