This is a terrible place to live in Waterloo. As there are no other choices and accommodations, the landlords at this property are taking advantage of students and their parents. When moving in, our access code didn't work. We were appalled to discover that the unit at 143 Columbia Street was terribly unclean; it was full of dust, bugs and spiders with no pest control done whatsoever. Moreover, we didn't receive an inspection form on time as promised in our contract; when we did receive it, it was around 22 hours after moving when the landlord expected us to submit within 24 hours. Additionally, they even asked if pest control was needed now! It's apparent that the government isn't overseeing how these property management companies operate or creating laws for them so they can freely mistreat students and their parents without understanding what young people go through. Everyone is solely interested in money instead of providing minimal services expected from them; Canadian education system is fraudulent with these people taking advantage of it all too often. I wouldn't recommend anyone coming here (to any units or buildings) as they will regret it later on - 0 stars for this landlord!
I recently moved into 201 Lester St with Accommod8U and I am really impressed with their service. My representative, Katie Whitham, was very helpful in answering all my questions as a group and individually. Upon moving in, I noticed the bathroom, kitchen and common area were exceptionally clean (see attached photos). The only thing that could use some work is the carpet; it needs to be vacuumed. I already made a request for this during the 24-hour inspection period so hopefully it will be done soon. The window from outside looks a bit dirty but considering how affordable the apartment is, I can't really complain. All of the equipment seemed to be working properly - heater, thermostat, fridge, dishwasher etc – and everything was neat and tidy throughout the apartment. My room had a desk, wardrobe, bed plus an incredibly thick mattress which seemed new! Although there was supposed to be a chair too which turned out to be wobbly but it wasn't actually included in what we paid for so no complaints here! At night however I feel unsafe outside so prefer to keep my bicycle inside instead of parking it on the bike rack outdoors. Fortunately there's plenty of space inside unit's living area where one can do that easily!
