We moved here about a month ago and have 4 kids who do not create problems; however, a neighbor called the police on us for no valid reason. Our children are well-behaved, always inside by 8:30 PM. Additionally, some of the neighbor's kids can be questionable; they came into our house and caused destruction - leaving muddy towels on our couch. We bought a pool for our kids but it was broken by other children using it. The rent is reasonable and there is great natural lighting with large windows that eliminates needing to use any lights during the day. Parking can be okay sometimes, although when we first arrived we were told we could not park in our spot as somebody had 3 cars instead. Maintenance is quick to respond to any needs or questions we have had so far. I would recommend this place due to its size for families and fair rent price; however, anything purchased for your children may get stolen or ruined by others' kids.

The area is sketchy and dangerous; our vehicles were broken into three times in six months. I witnessed someone pepper-spraying four people outside the property, and there was even a home invasion/suicide in one of the units nearby. Management lied to us about having two parking stalls with power that we could see from our unit, which was a major selling point for us; when we asked for it to be put on the lease, they said no need as it's free, but then told us we couldn't park there. They ignored our requests for months until we interrupted them multiple times before finally getting no resolution. The parking lots are not cleared adequately, so finding a spot is difficult; homeless people rummage through the trash and spread it around too. Our unit was very old; five water leaks occurred (two from sewage from an adjacent unit); dead bugs were kept in jars left by previous tenants; vents were full of debris that had been there probably years until we asked for them to be cleaned; also no lights except kitchen and bathroom as well as poor ventilation in bathroom (which had a window in bathtub so covered with frosted glass). Management is poor and communication is abysmal. Leasing agents make false promises to get tenants to sign leases and don't follow through, even when something is written down. Avenue switched out our utilities for their own, leading to administrative fees and higher charges than planned. Parking is a paid service, but most don't pay so there's no enforcement of the designated stalls. No security or safety in the area--there have been car break-ins and street fights reported. In less than a year at this location, 3 major water leaks occurred; sewage streamed into our basement from the neighbor's unit due to one drainage for both buildings being connected in the corner units. Windows are old and not well-insulated; they're always fogged up with condensation that drips down walls, there's no lighting in bedrooms, you can hear everything coming from other units--even cabinets opening/closing & talking--and outlets are limited with no fan in bathroom for removing moisture. The only positive of an upgraded corner unit (extra charge on base rent) is more kitchen storage space.
