Steer clear of this apartment complex because of the terrible management. Do your research and read reviews before making a decision. I lived in this building for one year, which is relatively new and modern-looking, but was poorly constructed. During the winter months, the parking lot is often covered with ice and snow and management does not do a good job clearing it--despite charging extra for parking! We ended up buying our own shovel to break a path through snowbanks behind our car since the plow leaves them there. Maintenance never finishes jobs or fixes things on the first try; usually it takes 3-5 days after requesting repairs before they take action. Walls, floors, and ceilings are so thin that you can easily hear your neighbors, plus upstairs units make lots of noise that can be disruptive. Despite all utilities being charged separately, there are no washers/dryers included in apartments; my AC/heating system has been broken for over a month now (during summer) despite numerous requests to maintenance. Considering how much rent costs here ($1700+), I don't think it's worth it based on all these issues! I would give no stars if I could. Avoid Patry at all costs. The management is terrible, and they will try to scam you out of every penny. When my roommate and I chose a unit at 539 Armstrong, we thought that the further away from downtown Kingston we were, the better the building would be run. Unfortunately, an Uber driver who picked us up gave us numerous stories about Patry's management team; if only we had listened! We were told that our unit came with a washer and dryer included when we saw it - but when move-in date arrived, there weren't any machines. The property manager tried to make excuses for this saying that someone had supposedly "mispoken". On move-in day, the place was filthy; crumbs everywhere in addition to holes in walls not filled or plastered over plus a broken bedroom window and a broken dishwasher door which took two weeks to repair! In November it got extremely cold so our heat went out - despite calling maintenance multiple times, nothing happened until my frustrated voicemail prompted them to send small heating fans which really didn't help much. Furthermore there was drama regarding parking spots given by management yet still receiving threatening letters from other tenants about how I'd taken their spot;I would give no stars if I could.
