Cons: subpar amenities, regular construction and alarm testing, and questionable management practices
In my three years here, the pool has only been usable for a few weeks while the gym was closed for the entire first year of the pandemic (now it is limited to three people at once). This was disappointing since these amenities were a major factor in why I chose this building. Additionally, water is shut off for an entire day (from 9am to 5pm) on either a weekly or monthly basis which makes working from home difficult. Despite waiting two years to get new cabinet doors in our kitchen, there has been some kind of construction taking place in my unit above me throughout the pandemic... Once per month they test their alarm system by ringing it on and off for several hours as they check every unit.
Regarding sketchy management practices, when I initially inquired about renting a two bedroom unit here, they showed me one price yet when it came time to sign the lease that amount had risen by $100. When I tried to contest this increase they just stated demand had gone up (in those few days...) The initial review was removed, so here's an updated one from June 2022. The community is great, but the building and its management are terrible; they never have your file up to date and don't use permanent solutions. There are large balconies with nice views, plus it's dog-friendly and close to the water. They advise renters to get insurance since it will be necessary - I had a radiator leak that flooded my living room and kitchen, causing me to be out of my home for 22 days! Heat wasn't turned on until weeks after it was supposed to be, then was turned off a month before it should have been. We only recently got access to the gym; the pool has been under construction for two years with no rent rebates given for not having these amenities (though it is scheduled to open this weekend). There's also no compost system even though I was promised one during my virtual tour (two months ago) - all positive reviews from December 2020 were given as part of a reward draw for free rent (not sure if anyone actually got that reward). To save yourself some grief, if you don't work in close proximity don't rent here.
The apartment has two listings on Google which is odd, so here's a brief summary of my previous review. The office and maintenance staff are generally polite, articulate, and friendly; however, the office hours are short and after-hours support can be difficult to access. Before the pandemic, requests would be handled in 10-14 business days but could take up to a month for completion. Currently only emergency requests are being taken care of due to valid reasons. The building is often under repair which can be both good or bad; amenities that were installed previously must remain closed but rent has not changed except for legally allowed increases. The ceilings and floors are quite porous meaning noise is often heard from neighbours such as music or footsteps. Most apartments have 4 electrical fuses at maximum so it may be necessary to use the stove for higher amperage appliances like kettles in order to avoid blowing a fuse. Appliances installed in the building are older but dependable; flooring is clean and usable while balconies usually need painting work done on them but still provide plenty of space.
