The Duke, a new building situated close to the city center and a metro station (Square Victoria), is beautiful. However, its management is highly inadequate. Emails sent are left unanswered, as well as water cuts that occur frequently and without prior warning. Issues raised such as broken gym equipment, malfunctioning elevators for an entire month, air conditioning issues in apartments or warped parquet floors have all been ignored with no attempt to find solutions. It's deplorable that a building of such high-level standards and expensive rent does not provide satisfactory service.

I have been living here for one year and can give the stars to the concierge staff and cleaning staff as they are very helpful. However, management needs to do something to make this place positive and unique. There has been a chronic AC unit issue which takes a few days to be fixed every 2-3 months. The swimming pool is not clean either; even after I asked how frequently it was cleaned (answer being "everyday"), I doubted it as the bottom floor of the pool remained full of dirt until I stopped going there. It seems like management runs short-staffed with only priority areas getting attention and care while neglecting others. The floor in my unit is not flat at all, so beware of that too. It's convenient that Le Duke is close to Old Montreal, Downtown and an IGA downstairs but the construction noise from Robert Bourassa has made it quite uncomfortable lately - we had a month where building was trembling from 7:30 AM till afternoon due to construction noise around April! Lastly, there's no proper sidewalk in front of Le Duke on Rue William's last portion making it difficult when raining as you will have to step into huge puddles or mud; moreover people let their dogs pee at entrance walls resulting in awful smell. For those looking for a downtown apartment, basing a decision off of Google reviews is not recommended; I speak from experience. After seeing several locations, I felt impressed with this one and decided to take the plunge. Although I've only been living here for a week, let me reflect on my experience. Living in high rise buildings usually means giving up having an individual relationship with your landlord; however, the modern amenities like air conditioning and FTTH support make it worth it. Additionally, it's new so many rooms will likely have no prior occupants. The $1650/month rent may seem high but factoring in the free month promotions and all of bills included in the rent makes it worthwhile (averaging out to around $1400/month). The convenience of having an elevator accessible grocery store is great despite any complaints about selection or prices. All-in-all, people should make their own decisions but this place is actually quite good if you falls within its target tenants!
