Due to COVID, we rented this apartment without seeing it in person; instead, we viewed a video. We were not let down; the unit proved to be very bright and the property was beautiful with lots of land surrounding the building. The amenities weren't expected but ended up being great. Additionally, the apartment had a sizeable layout and rooms. After moving in, we noticed that our microwave wasn't working but they replaced it quickly the following day. Its location is ideal as it's near numerous parks, subway stations and stores. Although there are some exterior issues that need attention, nothing is perfect.
Once a luxurious apartment run by Cadillac Faiview, it is now managed by Great West Life for their shareholders. GWLRA, formerly known as Vertica, is their property management division. Although the grounds and vintage lighting remain unkempt due to lack of funding for maintenance and the elevators were only recently upgraded; all of the balconies (which are sizable) underwent refurbishment five to seven years ago. I previously disdained this living arrangement in my review; however after learning to appreciate 400 Walmer experience my opinion changed and I rated it four stars. Our new property manager's determination to get things accomplished has made a great difference. On January 3rd 2020, GWLRA suddenly laid off the entire career concierge staff who had become our advisors, friends; security personnel and a source of aid in need. This was replaced with GARDA's rotating young anonymous individuals who have limited roles compared to their predecessors which has had an adverse effect on 400 Walmer's living environment.
