Renting from Sage Living Kingston is not recommended due to their illegal application fee ($250 + tax) which is non-refundable, even if your application is denied. On asking for a refund of the application fee, the rental office manager accepted it was illegal to charge but also mentioned that it couldn't be refunded and there was nothing they could do. This is unacceptable. Additionally, you have to pay a $200 key deposit in addition to your first and last month's rent ($1800/month for 1 bedroom). If you require a parking space, they charge a yearly rate instead of monthly which comes out as an extra lump sum payment of $1200. Even before your application has been accepted or lease signed, they will give out keys for the building/apartment. Their agents are unaware of the Landlord and Tenant Board (LTB) regulations and Residential Tenancy Act.
