I had recently applied for a rental, but was glad that I backed out before my application was processed. The two suites I saw were not up to standard; one had furniture with an unpleasant smell and appeared as if someone had died there. In hindsight, I should have not gone through with the application. To add insult to injury, when departing the building, I found out that there was a separate exit for residents and another for commercial tenants - it felt like being in the old south. After multiple attempts of calling and texting the property manager, it took four days until Sunday evening when he finally replied regarding requiring a damage deposit to continue with my application - which is fair in itself since he agreed to return it if my request wasn't approved. A meeting time was never fixed though, so after considering all options properly I informed him that I changed my mind about renting from them. Alberta doesn't have strong legislation or ombudsmen dedicated to protecting renters like other provinces do, which made me regret having given this particular property a chance despite reading all reviews beforehand - at this point buying a tent would be more reasonable than risking being treated unfairly again.

About a year ago I signed a lease, though at the time the elevators were not working-- they said they'd be fixed. Now, it's still broken. Additionally, right after I moved in there was a notice that the building was in foreclosure (luckily nothing happened). Additionally, I was told there would be AC when actually there is no temperature control; my apt is 26 degrees in winter and unbearable during summer. The living situation was terrible with many transient people sleeping and puking in the lobby which took months to clear up. In this last year we have had 4 different building managers and now they want me to renew my lease but are raising rent by almost $300/month-- which seems unfair since nothing has been fixed yet. Despite reaching out multiple times via phone calls and emails I've never received a response from strategic management here.

I've been living here for two years, and both elevators have been functional for a mere six weeks. Management keeps changing and there was a drug lab on the tenth floor, resulting in late-night call box calls and my partner being hit with crack smoke when they entered the residential doorway. Thankfully, this has been resolved recently. Rent is increasing to $1315 but there are additional fees; washing machines come at an extra $100/month, utilities are $55/month, parking is $110/month, storage lockers are $40/month each and pet fees are around thirty dollars per month per pet. Paying nearly sixteen hundred monthly for something resembling a hotel room is absurd given that the building constantly has issues. Despite all this I'm giving two stars due to maintenance's hard work and because I've lived in worse places. Additionally, the neighbourhood is great but it won't matter if people can't afford to live here--it looks like the housing crisis will soon affect local businesses as well.

I've been here for over two years, so I'm pretty familiar with the pros and cons. Pros: solid concrete building that mutes sound; excellent location (especially in summer) with great views; full-sized appliances including dishwasher; new management who fixed a lot of issues. Cons: older heating system; slow elevators; parkade not managed by building and had a break-in during impark management; card laundry on bottom floor. In the end, I chose to stay since I like it so much and have renewed my lease for the future.
