When you first move into this building, it may seem like a great place; however, over time you will find that it has many issues. The rent is high compared to other buildings in the area and appliances such as washing machines or dishwashers are not included. Additionally, the shared laundry room is often left in a disgusting state for others to use. There are also major insulation problems on all floors and within suites; during winter months, you may need to purchase an additional heater just to stay warm. Furthermore, the windows lack insulation which causes wind to blow through anytime there's a storm outside. Pipe repairs occur frequently with water shut offs each month that never actually remedy any issues. Lastly, the elevators have been stuck for months now and no action has been taken by management regarding their repair - with only one working elevator left at times it takes ages for people to get up or down floors! All in all, people should think twice before moving into this building.

I wanted a positive experience renting, but there are some things people should know before deciding. The building is not well insulated and the heating system is inadequate; in winter I had to buy two heaters and in summer I used four to five fans for air circulation. Security was a major problem; when going down the stairs to the parkade at any time of day, I encountered many people taking drugs in the stairwell or parkade. My car was broken into causing more than a thousand dollars worth of damage and they wouldn't let me access camera footage unless I filed a police report, even though nobody else could access it either. Worse yet was moving out: the manager made it very difficult--he changed my move-out date three times even though I paid for an entire month's rent; he didn't notify me about booking an elevator until three times; he tried to have showings during my allotted move-out time slot; and he attempted an inspection at 11am, which would have interfered with my 9:30-12:30 window for moving out (probably trying to find something wrong with cleaning so as not to return my deposit). The unit itself was nice enough but management made it feel like anything but home, so I cannot recommend this building at all.

This has been by far the most terrible apartment building I've lived in during my 7 years living downtown, even though it is pricey. Numerous issues have gone unresolved, and the staff are apathetic to any requests. For instance, lately I've had heating problems where it's on 24/7 despite being summer - my apartment is usually over 30 degrees Celsius! Their answer to this was to stop responding to emails regarding me leaving if the issue isn't fixed; very unprofessional! Furthermore, there's consistently one of two elevators down and out of order so expect long delays or taking the stairs. Even with one elevator working they still reserve it for tenants moving...unacceptable. The elevators are also too noisy, audible from inside your unit or even bedrooms depending on layout. Security is a major concern here particularly in downtown areas - it's not secure whatsoever and you'll see vagrants in stairwells/lobby quite often; there's practically a homeless camp outside the building that they don't bother trying to get rid of due to lack of funding for security guards.
