The situation was so bad that sewage was literally dripping from the ceiling, yet the management couldn't have been less concerned. It took them five months to repair the damage, but it only took one day to fix up the apartment responsible for it all. So if you don't mind living in a place with standards comparable to those of a Third World country--but at the price of downtown Toronto--then this is your spot! Note that any reviews before around September should be disregarded, because that's when new landlords took over.
I'm astonished by the bad reviews; this is truly a wonderful place to live. The location is ideal, since it's in a tranquil area of Westboro, but close to the river, Westboro or Wellington Village, and you can get downtown quickly by public transit. The walls are concrete so you can't hear your neighbours too much. These buildings are from the 1960s and need some work, which new owners/managers Homestead are doing. Yes there's construction noise at times but they keep us informed about what floor and when it happens, rarely before business hours end. Management is swift to react when something isn't working and the staff are friendly. Since taking over late 2021 there have been some teething issues but they keep the grounds neat with helpful personnel onsite.
Regarding people grumbling about smoking: it's supposed to be smoke-free however those that had leases before this policy took effect may smoke in their unit (as with other buildings). I hardly ever smell any smoke; most people seem to use their balcony or go off-property as per regulations. There's lots of elderly residents here who were not pleased with all these changes occurring unfortunately. The location of the building is truly great, with a spectacular view. The plaster walls and concrete floors/walls make the units relatively quiet compared to other buildings. The rent is reasonable given the size and setting of the apartments. Unfortunately, Homestead, the new owner, is having difficulty running this place; partly because of its poor condition due to inadequate maintenance by former owners, but also because they are attempting to computerize the heating system remotely which has been causing issues since spring/summer 2022. As renovations take place on rental units, this results in constant construction noise for everyone else living there.
Tenants must pay for electricity but heat and air conditioning are included in their rent--but this does not include electricity used to run radiator fans that blow hot/cold air into rooms. In addition, these buildings are outdated (from late 1960s) with temperamental systems running heat/cooling and hot water so complications arise from time-to-time; one example being 9 days out of 30 without fully hot water coming out of all taps in May/June 2022! On top of that, half a lobby has been turned into an office space meaning less room for residents to socialize with each other.
