At 100 Bay St. S Apartments, the management team is exceptionally friendly and approachable, making it easy to communicate with them. The unit is kept clean and looks nice, however there are a few issues that need addressing. For instance, accessing the floors from the garage is challenging as there are stairs which can't be ascended if you have a trolley or are in a wheelchair; thus requiring you to circle the building to find an elevator. Furthermore, neither the main entrance nor garage doors leading to elevators are automated and often get stuck when opening/closing them. Additionally, noise from Bay Street is intrusive and unpleasant odors from nearby factories make it unbearable at times.

Management is effective, but there are too many issues. Day and night, neighbors are excessively loud with music/TV at high volumes; the windows don't insulate enough to block out the street noise; water is shut off twice monthly which can be inconvenient when working evenings; no dogs in elevators per policy, although not enforced, which can be an issue for those with allergies to pet dander; elevator noise and vibrations can sometimes travel through units; heat turns on too early with no way to switch it off so you end up either opening windows or wasting hydro running A/C to stay cool; windows on the ground floor have been boarded up suggesting frequent break-ins.
