When we initially moved in, the construction noise outside my balcony from 6am was a huge issue. Everyone complained and they ended up changing their hours to 9am. But, after it was done, they put a daycare there which is awful being on the fifth floor; I hear kids screaming from 8am-5pm daily. To make matters worse, no air conditioning means I have to keep my window open so I am constantly woken up by the loud children. The movie room is always shut and if it were open it would be stuffy with an uncooperative screen and lights that can't be turned off. Furthermore, when the rooftop opened (after waiting a year) no alcohol was allowed and had to close at 10:30pm or else security will kick you out. With all this considered plus not great appliances for such a new building, it's too expensive for what you are getting here so I'm moving out as soon as possible.

It's unfortunate to read these reviews which reveal the troubles of this building. Elevators are faulty and stairs are locked when the elevators breakdown, leaving tenants unable to access their apartments. The elevators are also dirty due to garbage bags being left inside them, making it nasty for those with children or pets. Additionally, the sound of people running and stomping above you late at night is bothersome. Appliances are cheap, no air conditioning exists and the building gets overly hot in summer; however, we can at least appreciate that there is air conditioning in the lobby and manager's office on hot days. Managers try their best but have not been able to improve conditions significantly despite charging high rent plus extra costs for parking (which should be provided) and Enerpro services. It's understandable why people leave once their lease expires; I will do so as well sadly.

In July 2021, we opted for the largest two-bedroom floorplan in Royals2 while the building was around 35% capacity and before the first building manager left. It was the amazing view that really drew us in, as well as the fact that it was a solely rental property. Upon moving in and entering our apartment, I found pieces of drywall from heat registers, nails from building construction and other debris on our deck. We anticipated some issues due to it being a new structure but quickly grew weary of all the fire alarm occurrences (especially at 6:30 am). The smell from the garbage room on lower floors became progressively worse, whereas access to our storage locker in Royals1 wasn't secure for six months despite multiple attempts to fix it. Elevators were always malfunctioning or their doors would jam when exiting; one even began making metal-on-metal noises around fourth floor that scared people. Some tenants disregarded no smoking rule which caused odors of cigarettes and marijuana in hallways and elevators plus they smoked right outside access doors or on rooftop area.
