This was my first experience with renting an apartment, and it wasn't what I had anticipated. My roommate and I signed a lease with DABCO in August 2020 for a pet-friendly apartment complex in Pullman called Birch Hills. We were pleased to have an abundance of kitchen storage space along with our own in-unit laundry, especially during the cold winter months. The parking wasn't bad, however there were cars without passes frequently occupying spaces near our building which was irritating at night. When we initially applied we kept calling asking questions about the application status as well as if utilities were covered by the rent - we were assured multiple times that they would be included except for internet. After two months of living there however, bills started arriving for utilities and when we contacted them again, DABCO's policy had changed meaning that utilities weren't included anymore. In addition to this, our rental portal caused confusion amongst us so one of us would inform the other whenever a payment was made so mistakes could be avoided. We vacated in July and upon receipt of our move out statement and refund check we found that they had charged us $100 cleaning fee plus $125 to clean floors and $38 replace blinds This was my first experience with renting an apartment, and it wasn't what I had anticipated. Birch Hills is situated in a beautiful area, featuring great walking trails and scenic views. I resided in one of their phase 1, 1 bedroom apartments; though the dwelling was decent enough, some have suggested that construction was not the most solid, with walls being particularly thin. Unfortunately, there is a lack of peace and quiet due to neighbors always running up and down the stairs plus their doors slamming shut. I lived there from December 2017 to July 2020; when we initially inspected our unit we had overlooked certain items but informed them right away - they replied that it would be documented and put in for repairs - however, nothing ever came of this. We had two further walkthroughs during our stay where they noticed a broken microwave handle as well as missing vent cover yet still did not take action; when we moved out we were charged $250 for replacing said handle despite us not damaging it ourselves - furthermore they replaced screens on windows which were already fine and added an additional $160 "cleaning cost" on top. Additionally, Birch Hills has other problems such as pressuring tenants to renew leases early while hardly monitoring parking lot or properly maintaining winter weather conditions there either. Their record-keeping/communication is also quite poor which caused us confusion over pet deposits after living at Birch Hills for over 18 months - even our scheduled move-out walkthrough nearly didn't happen until I reminded them that it needed to occur!
