Village Gate Homes is a subsidiary of UBC, meant to make rental on campus more affordable and comfortable for faculty and staff. I lived there for two years, but couldn't wait to move out. Even months later, I'm still angry at this company. To remain as objective as possible, I waited before writing this review.
Firstly, it took multiple requests over a year before they could replace an appliance part; our old fridge was so tiny that when we asked for a new one the maintenance staff said that the management office would get the cheapest option rather than upgrade ours. The electricity bill was high too - but once they replaced the faulty door seal it dropped immediately!
Secondly, their maintenance staff were rude and lazy - during repairs he constantly used profanity which shocked me as it's an education institute property management company!
Thirdly, their moving-out fee is a con - my friends had been charged huge sums to replace carpets which hadn't even been changed in two years! When moving in be prepared for your deposit to disappear!

For UBC staff, faculty and family, Village Gate provides rental facilities at a reasonable cost. However, when it comes time to move out, one must pay hundreds for painting, blind and carpet cleaning. Despite the purpose of this place being to provide reasonably priced rentals to people at UBC, dealing with them is an immense pain. With high staff turnover there is no continuity in managing issues in the buildings. We lived in ours for a year and our building went through 3 maintenance men during that time. The office staff is not much better either; they respond quickly if one has an immediate electrical or plumbing issue but overlook other problems such as old tile or malfunctioning appliances - something we experienced when we moved in as our bathroom tiles had not been replaced despite the unit having been empty for 6 months beforehand. Generally living here can be convenient but tenants lack interest in maintaining their buildings - leaving furniture behind when moving out or storing abandoned bikes in bike rooms which become overflowing due to lack of management addressing this problem properly - leading to garbage rooms full of filth from those who cannot follow signs/rules.
