I have visited this building a few times and I am familiar enough to post a review. Owned by Effort Trust realty, 21 Ben Lomond is in need of some serious renewal. Exterior: The building appears to have not been painted since the 1990s, and due to its high spot on the Hamilton Mountain, it has taken quite a beating from weather conditions. The pool on the grounds looks as though it hasn't been used in years but at least is empty rather than full of grungy water like other Effort Trust buildings with pools. The upper level visitor parking lot is full of potholes and can damage cars; the lower level garage is dark, dingy and poorly lit with a ceiling that looks like it could cave in at any moment. However, the surrounding grounds are well maintained with tidy garbage/recycling facilities. Interior: Although they reportedly replaced the elevators several years ago, there are only two elevators for such a tall building so they still don't run very quickly. There isn't anywhere to sit and wait near the elevators either as there's just an under lock & key lobby/waiting area plus one small bench inside the front door.
