Living here for a year was the most absurd experience I had in Toronto. It wasn't exactly fit for human habitation, but more like a residence for cockroaches! We were so eager to leave as soon as we could. Even if you wiped the floor with white paper, it would turn brown due to the dirt present everywhere. Construction worked outside near this building all week long which woke us up every morning. The location was good and terrace view was also nice; however, I wouldn't recommend anyone to live in such a place. In fact, at night I was scared to even go into the washroom because of all the cockroaches! Even food packets left unattended would be devoured by them within 5 minutes!
Only Upsides: Close to exam center and a 15- 20 min walk for engineering/life science students. Downside: Terrible roach infestation, especially in lower floor as some kitchen cabinets are connected to neighbouring units/walls; pest control from office doesn't help much. Broken heating system, no individual control over temperature; always very hot (even during late spring/early summer) due to government regulations that require certain units to be cold. Outdated kitchen & bathroom interiors (look like haven't been renovated since 2000s); unit conditions vary greatly. Better renovated ones are overpriced while cheaper ones gross & disgusting. No in-unit laundry, AC or dishwasher , small kitchen . Management team is very rude, particularly the person sitting on left side of office named Rode or something who is arrogant & looks down on customers from her interactions with them . In middle of pandemic when vacancies abound , management team's attitudes have resulted in a bad portfolio so they don't even try recruiting new tenants . Consider everything before signing lease - building generally infested with roaches but livable if you get a roach-free unit & clear away all organic substances daily ; however portable/window AC essentiaOnly Upsides: Close to exam center and a 15- 20 min walk for engineering/life science students. Everyone I know moves out after mandatory 12 month lease ends , unless able to put up with downsides! The rooms are spacious, pet-friendly and quite pricey. Bugs are a common issue in some units. Don't leave your bike out back as it might get damaged or vandalized. The garbage bins outside usually look messy on weekends; I've been living here for two years and the windows have never been washed yet. Homeless people often sleep near the entrance, while many of the units have outdated bathrooms and kitchen cabinets. Be sure to view the exact room you plan to rent since they vary in features - some may have pink bathrooms, carpets, closets etc., but due to COVID-19 restrictions this is not always possible. Water pressure is okay in both buildings; however, in building 200 it's either too hot or too cold and the water knob makes loud noises when turned on/off. Moving items into/from building 200 can be difficult as there's no ramp nor any way to keep doors open - so everything has to be carried up/down stairs before using elevators which may be occupied if everyone moves out at once (which happens). New management is better than before but they won't transfer leases if stuck with cockroaches or bad roommates. We have been living here for some time now and I'm so glad we don't have to keep giving our money to Cogir (the property management company) and 200 Elm Place. Where do I even start? When we initially stepped into the building, something seemed off - good spot, reasonable rent, and a great exterior view. But the inside was empty with no one around. We've been renting homes/apartments in Toronto for over 6 years but had never heard of this place before - it appears as though Cogir has done its best to make sure everyone knows about their horrible treatment of tenants and their awful maintenance of the structure. That's probably why there are mostly new students living here, who are not aware of companies like Cogir or their staff members. Anybody who has lived in the city for 3+ years wouldn't dream of signing a lease at this place!
Management was extremely impolite and aggressive when we first visited to look at the apartment; it felt like they were hiding information on apartment quality, costs, other rooms, difficulties - plus they made us feel guilty for asking basic questions! I'm well-versed in sales so I know how to talk with people; however their tone was defensive as if they wanted us out immediately!
